There are currently 607 lot/land listings in Garrett County. There have 62 sales so far this year, as of today.

13 lot/land sales in Garrett County in June 2011.

There are currently 610 lot/land listings in Garrett County. There have been 44 sales so far as of today, so we are a little over 7 sales on average per month.

Here’s a quick look at the June sales:

As of our sales meeting this morning, all of the developer lots that we had listed in Moss Creek subdivision have now gone under contract or sold. The stream ‘Deep Creek’ has its start in the middle of this community – and lots were selling for $5k an acre, some better.

23 Cedar Ln – building lot in Yough Mountain Resort sold for $10,000

2.5 acre building lot in Serenity Estates in Grantsville sold for $39,000

3 lots at Roman Nose Spa with a tear-down house sold for $40,500 (estate sale)

1 acre building lot in Maple Del (Mayhew Inn Rd near Deep Creek Lake) sold for $25,000

Someone got a great deal on lake access lot with dock off Glendale Rd @ Sand Stones on the Lake $125,000

26.52 acres (steel building improvement) on Brobst Rd in Accident sold for $159,000

>March Land Sales 2011 – Market Update

>There were 6 lot/land sales in Garrett County in the month of March.

The sales prices range from $2,900 – $47,500.

Many lenders are shying away fron lot loans, or at least requiring much larger amounts down before offering mortgages. That, coupled with the surplus of homes available for sale in EVERY market across the country, has driven the lot/land market much lower. Acreage prices in Garrett County & Deep Creek Lake are quite low, now, as a result.

Railey Realty has 131 active lot/land properties for sale right now that are priced under $100,000 – there are some good buys for lots in here if you look closely…

April 2010 – Lot & Land Market Update

The lot & land market remains flat. There were only 4 sales in all of Garrett County last month. The bright side of that is that sales were up 33% from last month (3 sales total), but the year to date total is 17 lot sales – incredibly low.

325 acres sold for $450,000 (67% of asking price)- that’s bad news for large tracts of land, as the price per acre is approx. $1,385.00.

There was a 2 acre building lot on Glendale Rd that sold for $55,000 – 91% of asking price.

Also, a Deep Creek Lake building lot with a decent lake view sold for $105,000 (62% of asking price).

Railey Realty had 3 of the lots listed, and also sold the same 3 lots – 75% of the lot/land business in April.

I warned you last month that there will be some shocking numbers coming – and I know that trend will continue through the summer.

There are 8 lot/listings currently under contract out of 637 available listings. Both of those numbers have increased since March 2010.

Financing on land remains a HUGE factor with this, as most banks are requiring 30-50% down payment to buy land. If you have the means, there are some incredible deals out there, as you can see. You never know until you make an offer!

March 2010 – Lot & Land Market Update

The lot & land market remains flat. There were only 3 sales in all of Garrett County last month. The year to date total is 13 lot sales. There was a one acre building lot (raw) in McHenry that sold for $11,000. Also, there was a 7+ acre building lot that sound near Backbone Ridge for $16,000. These comps are amongst the lowest we have seen. and much like the housing market, there will be some shocking numbers that pop up from time to time.

There are 6 lot/listings currently under contract out of 617 available listings. More lots are sure to come on the market in the coming days – I know of 5 lots that I will be personally listing, so that number will continue to grow.
