Jumbo Loan Rates for Vacation Homes Significantly Lower – Railey Blog

The overall interest rate environment for buyers looking to finance a real estate purchase in the Deep Creek Lake second home resort market continues to improve as Jumbo Loan Rates have recently decreased as well. Current Jumbo Loan rates for loans over $417,000 are now in the the 5.25%-5.375% range. These rates are the lowest we’ve experienced since 2003 and may not last long! Last year at this time Jumbo Rates were on average about 1.00%-1.50% higher. The down payment requirement for a second home loan between $417,000-$650,000 is 20%. Loan amounts between $650,000-$1,000,000 requires 25% down and any loan amount over $1,000,000 requires 35% down.

Lower Jumbo Rates can have significant benefits for a vacation home buyer. First, the monthly payment is much lower resulting in substantial savings over the life of the loan. Secondly, it also allows a buyer to have more purchasing power allowing for other alternatives that may be more desirable to them. For example, last year at this time someone borrowing $480,000 at 6.5% for a $600,000 Deep Creek Lake home would have a monthly payment around $3,034. Right now with the lower Jumbo Rates, the payment on the same loan would be approximately $2,650 a month – or a savings of about $138,240 over the life of the loan.

In addition, if the same buyer decided to purchase something a little more expensive now – they could borrow approximately $550,000 – or $70,000 more – with the same monthly payment as last year at this time. This allows a buyer to consider other options that may be more desirable to them. In this market it could mean the difference between buying a lakefront house versus another type of setting. Or it could mean the difference between purchasing a bigger house with more features regardless of the setting.

Bailing out underwater homeowners

This is an excerpt from the Baltimore Sun ‘Second Opinion’ Blog, specifically Andy Green. Mr. Green points out the nearly 25% of all Maryland homeowners are underwater on their mortgages:

Today, the Obama administration is announcing a major new effort to stem the foreclosure crisis by focusing on two groups: the unemployed and the rapidly growing share of homeowners who owe more on their mortgages than their houses are worth. Getting banks to temporarily reduce payments for the unemployed — or to let them skip payments altogether for a time — fits in with many of the administration’s previous efforts to help those who find they are unable, because of the economic downturn, to meet their mortgage obligations. But the second part of the plan, helping those with so-called “underwater” mortgages reduce the amount of principal they owe, may be more difficult for many Americans to swallow.

The plan calls for the government to use $14 billion in Troubled Asset Relief Program money to provide incentives for banks to reduce the amount of principal homeowners owe and for the Federal Housing Administration to help underwater borrowers refinance into loans they can afford. New programs would also help borrowers who have second mortgages.

That may be galling to many who see it as a bailout of people who made bad decisions. In some cases, it is. But this is an occasion when we have to swallow our sense of economic justice out of self interest. Nearly a quarter of Maryland residents owe more on their mortgages than their homes are worth, the seventh-highest rate in the nation. In the Baltimore area, the figure is 17 percent. And nobody is forecasting the real estate market to rebound fast enough to change that in a major way for years. That means more homes are at risk of foreclosure, and more people are going to simply start walking away from their mortgages, risking a further cratering of the real estate market. If that happens, people who didn’t make foolish decisions and have kept up their obligations could be at risk if we don’t take action.

The key will be making sure we also enact sufficient regulatory reforms to make sure the excesses of the real estate boom aren’t repeated, just as the financial reform now working its way through Congress serves as some assurance that we won’t soon find ourselves bailing out investment banks again. But Treasury Secretary Timothy Geithner testified before Congress this week that the administration has no plan yet for how to reform Fannie Mae and Freddie Mac, the giant publicly backed companies that helped fuel the subprime mortgage boom; the White House has previously said that legislation dealing with that could be more than a year off. We can’t afford to wait that long.

Buyers will be pinched by FHA’s new rules.

No one likes it when changes to mortgage underwriting make it harder for working households to secure safe and affordable home financing.

But in the case of the FHA’s tightened lending requirements announced in late January, the end may justify the means. The policy changes are designed to shore up the FHA’s capital reserves and help the agency do a better job of managing risk.

“These changes, while serious, are reasonable,” says John Anderson, CRS®, GRI, a 30-year real estate veteran who chairs the NATIONAL ASSOCIATION OF REALTORS®’ Federal Housing Policy Committee. “I think the FHA is doing the right thing.”

Nonetheless, Anderson, broker-owner of Twin Oaks Realty Inc. in Crystal, Minn., acknowledges that many households will be adversely affected. Buyers will have to either spend more to secure financing or scale down what they buy.

Among other things, the FHA is raising its upfront mortgage insurance premium to 2.25 percent from 1.75 percent, boosting the minimum down payment to 10 percent for borrowers with a credit score of 580 and below (it stays at 3.5 percent for everyone else), and reducing permissible seller concessions from 6 percent to 3 percent.

The FHA also will seek legislation to raise the annual mortgage insurance premium to a level above the current cap of 0.55 percent. The agency already has authority to institute the other changes.

“Striking the right balance between managing the FHA’s risk, continuing to provide access to underserved communities, and supporting the nation’s economic recovery is critically important,” FHA Commissioner David Stevens said in a statement.
