Stay up to date with the real estate market-Garrett County-Deep Creek Lake

This link will show you the last 14 days of ‘NEW’ residential listings for Garrett County & Deep Creek Lake. I have had a few requests for something that shows ALL BROKER listings that are new to the market, so here you go πŸ™‚

I can customize ANY search criteria you want, regardless of how detailed or basic, and send it straight to your email address – before most agents even know its available! This tool is invaluable and gives you an unbelievable advantage over other buyers currently looking to buy.

For instance, if you want to find a log cabin on 20-30 acres with views and a stream or water nearby, I can tailor a search to meet those needs. And if/when it ever comes on the market, you will be among the first to know.
The downfall to being so specific is that you may go months without seeing anything that fits the description. I recommend having several custom searches running at the same time:
  • A basic search: ($200,000-250,000)
  • An intermediate search: ($200,000-$250,000 + Water Views)
  • And a detailed search: ($200k-250k + water views + 3 bedrooms or more + McHenry + 1 acre or more)

This way, you are seeing everything in the $200k-250k range, but also receiving more ‘direct hits’ with subsequent searches. I have clients who have me running as many as 8 searches – and loving it. They own property here and like to get updates about properties that have sold, so they can keep up with comparable sales. They also like to see updates about their community (Ski Harbor), so I email that search. Then, they are searching for single family homes on the water, in certain areas of the lake (like Rock Lodge Rd, State Park Rd, and anything at Blakeslee). I have another client who only wants homes with public water/sewer – so I tailored a search for those features. And I have other clients who mix & match land listings in the same way – size, price, location, sewer/water, etc.

The sky is the limit with custom MLS searches – I can even set them up to email you ASAP, weekly, specific days of the week, in the morning or evening, or once a month. Completely customizable. The easiest way to set one of these up and try it out is to call me directly or email me with your parameters. Special requests? I’ll do my best!

DEEP CREEK WATER LEVEL PETITION

Save Deep Creek Lake!
This seems to be a legit concern. I have had clients in shallow coves that have had to take their boat out in AUGUST because of the low water levels. Thanks to Mike Kennedy for bringing this to my attention:

“Here is a link to an online petition created by a group around the lake who have collected data the past few years that show Brookfield Power (the current owner of the dam and hydroelectric facility) is drawing the lake down faster and sooner than in years past. This has caused many of the property owners in the shallower coves to lose September and October as boating months.”

The Garrett Lakes Arts Festival (GLAF) will host a performance by the West Virginians, a nationally recognized choral ensemble from Alderson-Broaddus College, pictured. The Friday, May 21, performance will be presented at the Garrett College auditorium at 7:30 p.m. The West Virginians is a 12-member collegiate vocal ensemble known for a wide variety of popular music, from Broadway musicals, jazz, and country to Christian contemporary and rock. “This talented and energetic group of singers, dancers, and instrumentalists serves as ambassadors for Alderson-Broaddus College and for the state of West Virginia, bringing high quality musical presentations to many churches, schools, and theaters,” a spokesperson said.

Federal Funding Available For Feb. Snowstorm Costs

Support the Republiucan Newspaper! It’s only $9.95/year for the online edition!

May. 13, 2010

President Barack Obama last Thursday declared that a major disaster had occurred in Maryland and ordered federal aid to supplement the state and local recovery efforts in areas struck by severe winter storms and snowstorms during the period of Feb 5–11.

Federal funding through the Public Assistance Program is available to eligible applicants on a cost-sharing basis for emergency work and the repair or replacement of facilities damaged by the storms in Baltimore City and all counties except Worcester and Somerset.

The Maryland emergency Management Agency (MEMA) has scheduled an applicant briefing event on Wednesday, May 19, from 1 to 4 p.m. at the Garrett County Health Department to assist local agencies interested in receiving funding.

“To obtain the maximum benefit from this federal disaster program, applicants should send a representative to this briefing,” said a MEMA spokesperson. “All applicants must complete a Request for Public Assistance [form] provided at this briefing.”
